Findings and practical limits
Reports describe sources and findings without making tenancy or eviction decisions. Access and authority to enter a property are reviewed before fieldwork; a client’s interest in the dispute does not itself authorize entry.
Identify the property and factual issue
Provide the property address, relevant unit, names, significant dates and the specific question in dispute. An occupancy concern, identity discrepancy and property-related claim may require different methods. Supporting documents can help establish the timeline and guide discussion of records research, interviews or appropriate field observations.
Document without assuming a legal outcome
Observing someone at a property does not by itself establish residency, tenancy rights or a lease violation. Findings should describe what was observed and what the available records support. Counsel or the property professional can evaluate the legal significance. This service is distinct from an automated tenant-screening product.
